The UK Government has confirmed that its new ‘Register your rental property’ service, introduced as part of the Renters’ Rights Act, will begin rolling out across England from 15 December 2026.
Landlords of assured and regulated tenancies will be required to register themselves and each occupied rental property. At this stage, unoccupied properties will not need to be registered.
Registration deadlines
The rollout will take place regionally, with registration deadlines determined by the location of the rental property rather than the landlord’s address.
For properties located in the South East, landlords will need to register by 14 June 2027.
The Government has advised that the registration portal will open from 15 December 2026. If you have multiple rental properties, you may therefore wish to begin the registration process as early as possible.
The current registration fee is £65 per property, per year.

What do landlords need to do?
The landlord remains responsible for registering themselves and their rental properties. Once registered, you will receive a unique number, which must then be provided to your managing agent. Properties cannot legally be advertised on the rental market without this.
